10 Must-Have Organising Tools

There are some things in life I just can't do without. These 10 organizing tools are a must in my house and really help to keep us organized.

Notebook and pen

I have notebooks all over the house, one next to my bed, one on the entrance hall table, one in my handbag, one in the car, etc. It is easier to jot some notes down immediately without losing the thought than to have to try to remember it.

Flip files

Flip files are so useful - in the kitchen alone, I use two - one for my favourite recipes and one for my household organising file. You can buy your own household organising file at my website. We also use a flip file as our travel file and put all our printables from the internet of tours we want to take, checklists, etc.

Masking tape

I got this excellent tip from Confessions of an Organized Homemaker. I use masking tape for labels everywhere. The tape is really easy to write on with both a pen and a marker. Use in the kitchen to label your leftovers in the fridge and also on your storage containers in the cupboards.

Permanent marker

Use a permanent marker to label virtually everything. This is one of the main tricks to keep your home organised. It is all good and well to have everything nicely sorted but if you can't remember what's in each container without having to look inside then it's a bit useless, isn't it? My house has a permanent marker in the kitchen, one in my handbag and a couple in the study.

Post-it notes

I use post-it notes for labels on storage boxes. If you use the proper branded ones, they stick on everything and last forever. Don't waste your time with the cheap stuff. My fridge is labeled with post-its - the same ones have been in there for about 6 months now and are as good as new. There is no sign of non-stickiness. Use in the fridge, on shelves, shoe boxes, trays, magazine holders, etc.

Clear square or rectangular plastic storage containers

Once you start using clear containers, you will never go back to the opaque stuff. You'll always know what's in there and find your food doesn't waste as often. You can pack more stuff into a space if you use square or rectangular containers than if you use round ones. Use them in the kitchen for food and in the study for paper clips, staples, etc.

Ziploc bags

Use Ziploc bags for sandwiches, freezing food, holding vegetables, for toiletries when travelling, for all your camera or MP3 player attachments, if you're going on a day trip and need to take some sunblock and mosquito repellent, etc.

Prestik

I use Prestik to stick up shopping and menu lists in the kitchen, a recipe on the cupboard when I'm baking (so it doesn't get dirty), Christmas cards on the side of the wall unit (so they don't take up space on a shelf) and to stick up a pen and my goals list in my wardrobe.

Elastic bands

Use to close bags of chips, sweets or vegetables or to keep your gift wrap in a neat roll. They are easier to use on freezer bags than those clips you get in the packets.

Perpetual calendar

Set it up once with all the birthdays, anniversaries and special events, and you use the same one, year in and year out. Diarise to check it around the 27th of every month for upcoming birthdays and you are all prepared! I'll tell you a secret - I even set up all my birthday emails beforehand and then postpone them to only deliver on the person's birthday.

Happy organising!

Use an Elliptical Trainer for the Best Whole Body Workout

Elliptical trainers have in recent years been considered the best way to get a complete full body cardio workout. They really shine when comes to burning calories. Many exercise physiologist and physical therapist consider elliptical exercise machines to be the best tool to exercise your entire body. Primarily because they require very low impact and stress to your joints, bones and muscles. If you are lucky enough to have one in your home or apartment then you can use it no matter what the outdoor weather conditions. No excuses for not toning up and slimming down.

There are many options available to you when selecting an in home elliptical trainer. Your level of fitness and your overall fitness goals and how much you can afford to pay will effect your decision. Purchasing a machine that will still meet your exercise needs 6 months or a year from now when your body has begun change is an important consideration. The best way to find out what fits you is to test ride the models of elliptical trainers that you are interested in. This can be done at the dealer's showroom or local fitness center. Plan to spend at least thirty minutes of riding on each model. Each model is different and one size does not fit everyone. Remember if the machine is not comfortable to use then it is likely you will not use it as much as you should to achieve your fitness goals.

Stride length is very important. Experts suggest that the stride length should be between 18-21 inches. The elliptical motion should be stable, smooth and steady. The Key to the elliptical trainers' is there ability to burn calories as they allow you to exercise longer without strain. The elliptical trainer should feel steady with no wobbling or jerky movements. The feeling is described as running on air when an elliptical trainer is in tune with its rider. The design of the handles should allow a firm grip while allowing the arms to complete the upper body workout. Pedals are important and should allow you to have enough room to adjust to our foot body style. They also should be sturdy and well built and designed to keep your feet securely on them. Listen for noise especially rattles and rubbing all of which are an indication of poor quality. The console should be easy to read and have the features that you are interested in. Resistance levels should change flawlessly.

Elliptical trainers are not cheap at least the good ones are not. It is recommended that you be willing to spend at least $1000 or more for a quality elliptical machine. Most experts agree that the more expensive elliptical trainers have a better track record when it comes to reliability, comfort and features. Make sure you check out and read the customer reviews of the each model and manufacture you are considering. Spend time at your local fitness center or YMCA asking questions as to what machines are having problems and which ones are more durable. Ask about customer service problems. This is time well spent. If you happen to see a technician working on your gyms fitness equipment ask them what machines they would recommend. Who would know better about elliptical trainer reliability than the people who fix them? We suggest that you always consider an extended warranty when purchasing any piece of fitness equipment.

Elliptical trainers do provide a very good whole body workout. Most quality trainers will calculate how many calories you are burning when you enter your weight into the machine. Research has shown that about 650 calories are burned per hour using an elliptical trainer. You can see why so many people consider an elliptical trainer the best way to slim down and tone up.

Federer Growing Strong at Estoril With Coach Higueras' Lead

Last weekend just before the beginning of the small clay event in Portugal known as the Estoril Open (a prep for the Master Series in Monte Carlo, Rome and Hamburg), the world number one player the Swiss Roger Federer announced his possible partnership with Spaniard Coach Jose Higueras who is an expert on the red surfaces and whose background include tennis players such: Pete Sampras, Michael Chang, Jelena Jankovic, and Anna Chakvetadze.

It is indeed great news to learn that Federer is looking to bring in additional force power to his game as he is trying to recover from his three and a half title less spell; a rare happening if you ask me. Both the Swiss and Higueras seem to be communicating and training together. It is a fact the business relationship will not solidify until Federer is put to the test when he meets long time friend Olivier Rochus of Belgium in the first round.

The 12-Grand Slam winner has had a rough year start and he is still recovering from mononucleosis. Federer is aware of his title needs to preserve the number one position in the ATP rankings as his rivals keep closing down the gap between them and the Swiss star.

Later on Tuesday evening Federer's final score of 4-6, 6-3, 6-2 against opponent Oliver Rochus lighten up our hopes of a solid comeback on the clay surface, despite the imminent first set scare; Federer was able to turn the tables around; he admitted he had felt the pressure as this is the first time since 2003 (Munich) that he is part of a non-ATP Masters spring clay event.

His second game against the Romanian world #68 Victor Hanescu of 6-3, 6-2 opened the doors for the Swiss Master to Estoril quarterfinals despite a sudden weather change and a wet court.

Higueras proudly attended the match and watched most closely Federer's single moves in order to evaluate his new student's work. Additionally, Swiss Davis Cup Coach Severin Luethi was also a spectator as he is planning to talk to Federer to become once again part of the Swiss team to defend his country in the Davis Cup tournament.

The next match - a quarter final one against Frederico Gil was easily wrapped up by the right-handed Swiss in two sets 6-4, 6-1. This becomes Federer's third consecutive win of the week and brightens up the possibility for Federer to hold soon his fist title of the 2008 season.

Nevertheless, Federer needs additional practice as well as to define whether to continue with Higueras by his side during the following months until the French Open at Roland Garros. Perhaps; the fact that he is in a tough position might be the push he required in order to win the only Grand Slam he has not been able to lay his hands on yet.

Another top ranking player who is among the last eight at Estoril is the Sony Ericsson winner Nicolay Davydekno who had an outstaying performance throughout the tournament back in Miami and who could end up being Federer's rival in a possible final at Estoril.

Tenant in Common - Securities Or Real Estate - A Matter That is Open to Interpretation

Mostly, people that make TIC (tenant in common) investments will have 1031 exchange in mind and even though TIC as an industry is just a small part of 1031 market, it is still increasing at a good rate and thus worthy of serious consideration. At present, TIC can be brokered either as a securities or real estate transaction and thus there is a grey zone that exists with regard to whether Tenant in Common is Securities or Real Estate.

Securities Or Real Estate Dealers/Brokers

There are a few organizations such as the National Association of Realtors (NAR) that are concerned about whether TIC that is in the form of a partnership or security, or both, will be disqualified under 1031, and furthermore such disqualification will in turn require using security dealers/brokers for security transactions and not real estate brokers because the transactions are not deemed as being real estate deals.

In fact, to be sure about whether Tenant in Common is Securities or Real Estate you need to understand what security is and what real estate means. Typically, securities involve investing money or other form of property, and investing in common enterprise based on a third person's expertise and the intention is to earn a profit. However, there is no real clarity when it concerns Tenant in Common: Securities or Real Estate though for any TIC transaction to be qualified as 1031 tax deferral, it requires that the National Association of Securities Dealers or NASD has to step in to evaluate the TIC industry and then shed further light on whether Tenant in Common are Securities or Real Estate.

What it thus boils down to is that, as far as Tenant in Common: Securities or Real Estate is concerned, if the TIC transaction is deemed to be one of security then the deal has to be brokered through securities dealer/broker and there is no place for a real estate broker in such instances. On the other hand, when Tenant in Common: Securities or Real Estate relates to a real estate TIC exchange, then the deal has to be brokered through real estate brokers/dealers and there is no place for the securities dealers/brokers.

As a matter of fact, when trying to decide whether Tenant in Common are Securities or Real Estate it is really quite difficult trying to figure out what is security and what is real estate, especially as the matter is further compounded because there is nothing clearly mentioned in the Revenue Ruling, or Revenue Procedure in this regard. Thus, depending on who is viewing the TIC, deciding on Tenant in Common: Securities or Real Estate depends on whether the NASD is handling the matter and if so, it will treat the TIC as securities while, if it were the NAR, then the TIC would definitely be considered as real estate.

Affordable Limo and Standard of Living

In life one has to constantly strike a balance between a manageable cost of living and an enjoyable standard of living. Thanks to the advances made by mankind we are able to lead much more comfortable lives than our ancestors but at the same time our expectations have risen as well and we really appreciate that extra bit of luxury. We appreciate this extra luxury even more when it doesn't come at huge cost and is quite affordable.

For example taking a Buffalo limo service after you land at Buffalo airport. Limos have always been associated with a luxurious life but you will find that they offer many practical benefits as well. A great Buffalo limo service will give you peace of mind and a punctual timely ride. The friendly staff will have rich local information to share with you which can potentially be of great use to you.

You can also look forward to other savings such as not having to drive in traffic and on roads that you are not familiar with. You also save on paying parking charges and tolls. And you can add a few things that you will gain to the savings that you make. You will be able to relax both physically and mentally during the ride in the limousine. You will have lots of leg room to stretch out and unwind. And while traveling through the beautiful surroundings you can compose your thoughts and make plans for the tasks ahead.

It is said that are memories of good times are one of our most valuable possessions. And you can create wonderful memories by choosing the right Buffalo limousine service. The ride will be a memorable one because a limousine ride does set a standard in luxury. You can bring along your favorite CDs and DVDs and enjoy them during the ride if you wish to do so.

Though a limousine ride is a very luxurious one, a good limousine service can still offer affordable rates if it manages its expenses prudently. That way it will need to charge the customers only for the expenses that directly give the customer great value.
